Factory-built homes include:

  • manufactured homes
  • mobile homes
  • modular homes
  • prefabricated homes

The placement of a factory-built home can be in two locations:

  • a mobile home park
  • on private property

There are two types of permits on private property:

  • factory-built home that is considered to be the primary dwelling
  • a temporary trailer permit for a manufactured home (e.g. Z-240 mobile home) that is a secondary dwelling (not the primary residence) and requires a yearly permit

Step 1: Plan your location

It is mandatory to submit a completed Planning Compliance form with every building permit application. Development Permit Areas (DPAs), Agriculture Land Designation (ALR), zoning bylaw regulations and charges on title all play crucial roles and can significantly impact the location of the building site. Consideration of these elements is essential for any construction project to ensure legal adherence, environmental responsibility, and the overall success of the building project.

Step 2: Design your project

Use the checklist below to ensure all supporting documents are complete before submitting an application. Permits will not be accepted until all required documents are provided.

Permit application for a factory-built home on private property (primary residence) 

A primary use factory-built home means that the factory-built home is the primary dwelling unit on the private property.

Once a building permit has been approved a fee slip will be provided for payment. 

Important information about permits 

Inspections are required at various stages of your project. It is the responsibility of the applicant/owner to contact the Building Department to arrange a site visit to confirm completion of the project and obtain final approval.
